Even though the flat is 40 years old, it's still in demand and the market share of older flats has been rising. No doubt the property is located on the lower floor, and in its original condition, it comes with an unblock greenery view which is very rare. The completed HIP (Home Improvement Programme) is a plus point and amenities are within reach. Well, there are pros and cons to everything in life.

I met this couple in their late sixties. They shared with me their concerns on old age. Currently staying in a 4rm in Sembawang, upkeeping of the home is getting more strenuous for them as there is just 2 of them. And it will be best if they can fully pay for the next property and still have some cash coming back as their retirement funds. So downgrading to a smaller home would serve the purpose. The thing with me is that, whenever I met with an elderly couple, I tend to handle them with even more care. They remind me of my aging parents too. We sat down and do a detailed financial and CPF funding calculations. With their understanding & agreement - we proceed with the selling first.

Sold Within A Month, Received 2 Offers With Best Price Secured!

Within just a few viewings, we received offers including an unexpected low-balled offer. But we kept our energy positive with other viewings. We met with a genuinely nice buyer, Mr J. He got the place with a closing price that was above the last transaction within the same cluster. And now, it's time we head on to do some shopping for the next property!

Moving on within the same area will be most comfortable choice as they are very used to it.

HDB With Beautiful Views Of Colonial Houses.


They went for the first viewing enthusiastically and it was love at first sight. So many positive checks for this unit, high floor with views to colonial houses, corner unit for the total privacy, plus, its renovated! (Wondering which HDB clusters has a view to colonial houses? These houses are located off Sembawang road.)


But... Here comes the issues...!’ Seller’s agent is not responsive and hard to connect. And the seller has conditions that does not match my buyers. The T&Cs the seller has is gonna leave my buyers homeless for at least 3 long months.


Sharing with them the choices they have:

#1 : Rent a place during the window period till they hold the keys to their next property, or,

#2 : Move to friends / relatives place to seek refugee, or,

#3 : Continue viewing and move on to the next best choice.

After exploring all possible options...

They chose #3. Moving on to the next best choice.

Choice #1 & #2 can really be worth the wait, but weighing the pros and cons - the inconvenience is too much for them.

They need to go through the hassle to source for a short term stay. Which they don’t like the process plus the delays.

Next Best Choice Came By With A Little Down Side.

Arranged a few more viewings and the next best choice came by. To make a good comparison, this unit was also nicely renovated with built-in wardrobe and cabinets, garden view AND not far away from the colonial houses, plus, its falls within their budget.

A little downside is that, it's on the 9th floor, 3 floors below the first unit we saw. Of course - excluding the layout, no house is identically the same.

In short, they LOVE the house too! Seller was friendly and seller’s agent has a very positive attitude. Which makes this deal a smooth one.

The Importance Of Proper Timeline Planning When You Choose To Sell Your Home.

Doing a back-to-back planning like what my sellers did, can be shockingly tricky. Especially if you are not familiar with the in-between pockets of funds managing and timeline calculations. Glad to see this elderly couple secure their next home with additional retirement funds - making the transition smoothly with not much fuss.
